We offer a range of professional services adaptable to specific client needs. Typical services are as follows:

Preliminary Review

A series of preliminary drawings that analyse the site’s context and explore development options, a Preliminary Review helps the client to define development intentions when they are uncertain of the potential of a property they own or are intending to purchase. The drawings can serve as the basis of a brief for further design development.

Sketch Design

Sketch Design is the first stage of a typical design process, when the development objectives are clearly defined. The Sketch Design stage covers the clarification of client requirements, site investigation and preparation of concept design options. In conjunction with the client a preferred design is selected. It is then refined and drafted as plans, sections and elevations, sufficient for briefing the required consultants. Only after approval of the concept, extent and layout of the preferred design option do we proceed to the Detailed Design stage.

Detailed Design & Development Application

In this stage the design proposal is further refined and documented for the Development Application to Council. We liaise with consultants such as structural and hydraulic engineers, quantity surveyors and landscape architects, coordinate the information they prepare and incorporate it in the architectural drawings. We prepare the architectural drawings and reports, shadow diagrams, working models, schedules of areas and finishes boards required for submission to Council. This level of documentation is also suitable for obtaining more accurate cost estimates from a quantity surveyor or builder/estimator.

Construction Certificate Application & Construction Documentation

In this stage we produce drawings, schedules and specifications suitable for the Construction Certificate Application, calling of tenders and construction. This stage includes incorporating any changes required by council conditions, co-ordinating the detailed information prepared by the consultants and preparing documentation to a level of detail sufficient for builders to tender and commence construction. We design the kitchen, bathrooms and joinery, select finishes, fittings and colours.

Contract Administration

In this stage of the process we act as agents of the client to call for tenders from builders, and then administer the building contract agreed between the client and their selected builder. Depending on the client’s individual requirements the contract can be in the form of the traditional Lump Sum contracts, or the alternative forms of contract such as Construction Management, Design and Construct or Cost Plus.
